Prices given are per room per night, based on two people sharing, and include full Devonshire breakfast. On Sunday-Thursday only and outside of Bank Holidays, the single occupancy rate for any of the rooms is 75% of the double occupancy rate. At all other times the single occupancy rate is the same as double occupancy.

Room deposit

For all bookings other than those made through the Booking.com website your booking will be confirmed when we have received a non-refundable deposit equal to the cost of the first night of your stay or 50% of the cost if your stay is only for one night. This may be paid by cheque payable to Graham Hawkins or by BACS transfer.

Cancellations

If you have to cancel please remember that a contract exists between us once you have made a booking. For all bookings other than those made through the Booking.com website (see below) it is Kerswell Farmhouse policy that you are liable for the deposit paid and 30% of the remaining additional charges if you cancel on a day more than 28 days prior to the day of the start of your visit, 60% if you cancel on a day 14-28 days prior to the day of the start of your visit, 80% if you cancel on a day 3-13 days prior to the day of the start of your visit and 100% if you cancel on a day 1-2 days prior to the day of the start of your visit.

Special terms and conditions apply to bookings made through the Booking.com website. All bookings must be paid for in full in advance and all payments are non-refundable.

Payment

For all bookings other than those made through the Booking.com website we accept the balance of your payment in full on your departure by cash, cheque or BACS transfer as unfortunately we do not have facilities at the farmhouse to pay by credit/debit card. Alternative payment methods may be offered to overseas guests seeking to pay a deposit.

Use of facilities

We hope you enjoy the farmhouse and gardens during your stay. Resdent guests may enjoy the gardens and fields of Kerswell Farm at any time but we ask that you appreciate that Kerswell Farmhouse is a private home.

Check in and check out

Guests are welcome to check in between 16.00-20.00. Please let us know prior to your arrival if you need to check in earlier or later and we will do our best to accommodate you. Check out is normally by 11.00 on the day of departure.

Children and pets

Children aged 12 and over are welcome. We do not have any family rooms. We regret that pets cannot be accommodated.
